Nigerian Government Introduces Triple Ground Rent for Unoccupied Properties in Bold Move to Boost Housing Utilization
In an effort to combat the housing shortage in Nigeria, the Federal Government plans to incentivize property owners to rent or sell vacant properties by charging them triple the ground rent.
The initiative, announced by Minister of Housing and Urban Development, Ahmed Musa Dangiwa, aims to encourage the utilization of vacant houses in the Federal Capital Territory (FCT) and other states.
The government intends to compile a list of vacant lands and identify the owners in order to communicate with them about their intentions for their real estate.
Dangiwa emphasizes the need to address the issue of abandoned settlements in Abuja and surrounding areas.
By implementing triple ground rent charges, the government hopes to reduce the housing deficit and motivate property owners to make their properties available for rent or sale.
The housing shortage in Nigeria refers to the insufficient availability of affordable and suitable housing for the country’s population.
Rapid urbanization, population growth, and limited infrastructure and resources have contributed to this problem.
The Nigerian government has been implementing various initiatives to address this issue, such as encouraging property owners to rent or sell vacant properties through measures like triple ground rent charges.
These efforts aim to incentivize the utilization of unused housing units and reduce the housing deficit in Nigeria.
Meanwhile, the Nigerian government has been implementing several strategies to address the housing shortage in the country. These include:
- National Housing Policy: The government has developed a National Housing Policy to guide the development of affordable housing. This policy promotes public-private partnerships, encourages the involvement of housing cooperatives, and provides incentives for private sector investment in housing.
- Mortgage Refinancing: The Federal Mortgage Bank of Nigeria (FMBN) has introduced a mortgage refinancing program to provide more accessible and affordable mortgages to Nigerians. This program aims to increase the availability of long-term funding for mortgage providers, making it easier for individuals to access home financing.
- Housing Development Programs: The government has initiated various housing development programs, such as the National Housing Program (NHP) and Family Homes Funds (FHF). These programs focus on constructing affordable housing units across the country, particularly for low-income earners.
- Land and Property Registration: Efforts are being made to streamline land and property registration processes, making it easier for individuals and developers to acquire and develop land for housing purposes.
- Cooperative Housing Societies: The government encourages the formation and support of cooperative housing societies, which pool resources to facilitate affordable housing development.
These are just a few examples of the government’s efforts to address the housing shortage in Nigeria. The aim is to provide affordable and suitable housing options for the growing population.
